Glossary of Terms

Every profession has its own lingo…and these days acronyms are everywhere! Use the
HK Facility Services glossary to bone up on industry terminology & you’ll sound like a guru in no time.

AGV: Automated Guided Vehicle – examples include lift top and fork truck varieties.
Asset Management: Property management processes for maximizing investment returns.
Asset Tagging: The practice of assigning unique identifiers to aid property tracking.
ASRS: Automated Storage and Retrieval System
CADD: Computer Assisted Drawing and Drafting System
CAFM: Computer Assisted Facility Management
CBM: Condition Based Monitoring – these are predictive maintenance techniques.
CMMS: Computerized Maintenance Management System
Downtime: This is the amount of time a system or piece of equipment is not operating. It can be planned or scheduled, as during PM work. Unexpected downtime is best avoided.
EMS: Equipment Management Software
Facility Audit: Performance & condition evaluations that aid capital renewal and O&M planning.
FM: Facility Management
HK: Harnischfeger-Kenway – aka, HK Systems, of which HKFS is a division.
KPIs: Key Performance Indicators – metrics that measure success according to operational goals.
MHS: Material Handling System
M/L: Mini Load – a low load capacity ASRS SRM
MTBF: Mean Time Between Failures – the average amount of time between equipment repairs.
MTTR: Mean Time To Repair – the average amount of time taken to complete a repair.
O&M: Operations and Maintenance
OEM: Original Equipment Manufacturer
Oil Testing: This is a CBM technique that uses machine lubrication analysis to predict part failures.
Opportunistic Maintenance: Utilizing downtime to inspect and repair other machine components.
PM: Preventative Maintenance – planned inspections and repairs intended to minimize downtime.
Predictive Maintenance: These methods catch & address the earliest signs of component failure.
RCB: Reliability Centered Maintenance – this practice IDs activities crucial to sustaining uptime.
Reactive Maintenance: This is failure triggered, or breakdown maintenance.
RFID: Radio Frequency Identification- an asset tagging technology that uses flexible microchips.
ROI: Return on Investment – this is calculation where total benefit is divided by total cost.
SRM: Storage & Retrieval Machine – this is part of an ASRS.
SRV: Storage & Retrieval Vehicle – this is synonymous with SRM.
U/L: Unit Load – this is a large load capacity ASRS SRM.
Uptime: The opposite of downtime! This is when systems & equipment are up and running.
Vibration Analysis: This is a CBM technique that uses vibration measurements to predict failures.
WMS: Warehouse Management Software
